A developer selling off plan pays a commission to the licensed brokerage that registers the buyer. That commission is paid whether you walk in alone, through another agent, or through Property Radar. It is already inside the price list you are shown.
Cashback is simply part of that commission handed back to the buyer after the sale is registered. You pay the developer's published price, the developer's own payment plan, and the standard sales agreement. Nothing is negotiated away from the developer.
Property Radar returns 30% of the developer commission on the project you buy. The commission rate is not public, so the figure shown on each project page is an estimate based on the rates observed in the Dubai press for that kind of developer, and it says so.
Across the projects listed today, that puts the estimated cashback between 15,000 and 585,000 AED.
After the sale is registered, and once the developer has actually paid the commission to the brokerage. Developers usually settle in stages, so the payment follows that calendar. Nothing is advanced before the commission is received, and the exact amount is confirmed to you in writing before you book, never after.
Registration. Most developers protect the first registration of a buyer for 30 to 90 days. If another agent has already registered you on that project, no commission reaches us and no cashback is possible on it. Before any direct contact with the developer, everything is still open. Tell us early.
Cashback is paid to the buyer named on the sales agreement, from the brokerage commission. It is not a discount on the developer's price and it does not change the price registered with the Dubai Land Department.
