When a developer sells you an off plan unit, it registers the sale with the Dubai Land Department in the off plan register, called Oqood. The fee is 4% of the price. The Dubai Land Department sets 2% for the buyer and 2% for the seller, but developers usually ask the buyer to pay the full 4%. The Dubai Land Department also charges 10 AED of knowledge fees and 10 AED of innovation fees.
The developer adds its own registration or admin fee on its invoice. It differs from one developer to another, so ask for it before you book. You pay no agency fee when you buy through Property Radar: the developer pays the agency, and you get part of that commission back as cashback.
